The specialty

Flat roof systems,
built for Alberta.

Five systems. Each ages differently through an Edmonton winter.

01

SBS Modified Bitumen

Torch-on & cold-process · 2-ply

Reinforced asphalt membrane, torch-applied. It takes cold, foot traffic and complicated roof details better than any single-ply — which is why it dominates Alberta commercial roofs, and why it's what we build our business on.

Best for
Cold climates · complex details · traffic
Service life
20–30 years
  • 02 TPO Single-ply · heat-welded Large fields, reflective 20–30 yrs
  • 03 EPDM Single-ply · rubber Simple fields, budget scope 20–30 yrs

Why roofs fail here

Alberta is hard on flat roofs.
Specifically, in five ways.

  1. Freeze–thaw cycling. Water enters a hairline seam, freezes, widens it. Dozens of times a season, small defects become failures.
  2. Ponding and drain failure. Flat roofs live or die by drainage. Blocked scuppers put standing load where the deck was never designed to carry it.
  3. Snow load. Accumulation and drifting concentrate weight unevenly, especially against parapets and mechanical curbs.
  4. Hail. Prairie hail bruises membrane. Invisible from the ground — it surfaces as a leak seasons later.
  5. Thermal shock and UV. A 70 °C annual swing means constant expansion and contraction. Membranes age faster here than the brochure says.

Maintenance program

The cheapest roof work
is the work you plan.

A membrane roof that gets inspected twice a year and cleared after storms will outlast an identical roof that gets ignored — often by years. It also keeps your manufacturer warranty enforceable, since most require documented maintenance.

  • Spring and fall inspections, plus a check after major storm events
  • Full membrane, seam, flashing and curb assessment
  • Drain, scupper and downspout clearing
  • Minor repairs completed on site during the visit
  • Written report with photos, findings and prioritized recommendations
  • Documentation retained to support warranty claims

Homeowners

Hail hit your roof?
We handle the claim with you.

Most Edmonton homeowners only deal with a roof claim once. We do it constantly. We inspect, document the damage properly for your adjuster, and carry out the repair or replacement — and we'll tell you honestly if what you're looking at is wear rather than a covered event.

Why iRoof

Built like a trade shop,
run like a contractor you can audit.

Flat-roof masters first

Membrane work is the core of the business. You're not hiring a shingle crew that occasionally does flat roofs.

Licensed, insured, WCB-covered

City of Edmonton licensed, fully insured and bonded, with WCB coverage on every crew member on your property.

Itemized scopes

You get a line-by-line quote, not a single number. You can see what you're paying for and what you're not.

Built for occupied buildings

Staging, access and scheduling planned around tenants and operations, so the building keeps working while we do.

Warranty

Two warranties, and they're not the same thing.

Your manufacturer warranty covers the membrane or shingle itself. Your workmanship warranty covers how it was installed — which is where most roof failures actually originate.

We issue both in writing, explain what voids each, and document maintenance so your coverage stays enforceable. Our workmanship warranty currently runs 5 years.

Financing & budgeting

Roofs rarely fail at a convenient time.

Homeowners: monthly payment plans available on approved credit, so a storm doesn't have to become a cash-flow emergency.

Commercial: we can phase scope across budget years, and provide remaining-service-life figures and cost ranges for reserve studies and capital requests.

Coverage

Where we work.

Edmonton, Sherwood Park, St. Albert, Spruce Grove and the surrounding counties and towns. If you're near the edge of this list, ask; we likely still cover you.

Questions

Straight answers.

Cost is driven by roof area, the system specified, insulation requirements, deck condition, access and height, and how much tear-off is involved. We'd rather assess the roof and give you an itemized number than quote a range that turns out to be wrong for your building. As a general guide, expect $8–$14 per sq ft, depending on system, insulation and access.

Often, yes. If the membrane has service life left and the problem is localized — a seam, a flashing, a drain detail — repair is the right call. We'll tell you when it isn't, and why spending on a roof that's at end of life is money lost.

Twice a year — spring and fall — plus a check after any major hail or wind event. That cadence catches drain blockages and seam issues while they're still cheap, and produces the documentation most manufacturer warranties require.

Yes — City of Edmonton licensed, fully insured and bonded, and every crew member is WCB-covered. Licence #00000, liability $2M / $5M, WCB account #000000 — certificates provided on request before work starts.

Yes. For an active leak we stabilize the roof first to stop damage to the building and its contents, then schedule the permanent repair. Call us right away.
